The Property Condition Survey is conducted as per industry standards, as well as per the American Society of Civil Engineers (ASCE) - Guideline for Structural Condition Assessment of Existing Buildings.

The objective of the "Property Condition Survey" is to provide the client with an overview assessment of the general physical condition of the subject property, including but not limited to; structural, mechanical, electrical and fire/life safety systems.

The report identifies any readily observable systems, areas or materials which in the opinion of the professional consultant show signs of significant deferred maintenance, or obvious functional inadequacies that affect the use of the subject property, its structural or mechanical integrity, or any conditions which are considered to be unsafe, or not in compliance with any local, state, or federal laws currently in effect.

The report will also outline any required repairs, replacements, or corrective actions which will be needed on an immediate or short term basis, as a result of violations, deferred maintenance or deficiencies of major systems or components that affect the use of the subject property.

The report provides the client with a budget cost estimate for the repair, replacement or corrective action of any major components or systems, or any deficiencies or items of deferred maintenance which may affect the occupancy or marketability of the subject property.

The following systems, components or areas are considered to be within the scope of this "Property Condition Survey" and includes, but is not limited to: Paving, Sidewalks and Parking; Site Drainage and Sanitary System(s); Structure and Foundation; Facades and Exterior Walls; Doors and Windows; Interior Walls, Ceilings and Floors; Conveyance; Roof; Mechanical; Electrical; Fire, Life Safety and Security; and Americans with Disabilities Act (ADA) Compliance.
