Phase IGCI has carried out environmental assessments for clients since before the American Society For Testing and Materials (ASTM) developed their standards in 1993. In carrying out Phase I Environmental Site Assessments, we have adapted all requirements found in the latest ASTMstandard E 1527. For some clients, we have designed an assessment report which meets the ASTM standards and also addresses specific client needs, by going beyond the standard and providing additional assessment services. We have found that as in depth as the ASTM standard is, there are concerns which may at times be outside the scope of the standard practice of the ASTM assessment.

The Transaction Screen Process has developed into a valuable type of inspection to our clients, as a more cost effective relation to assessing properties for "low-cap loans" under $ 500,000.00. In order to address the range of possible contaminants existing on a property, which are within the scope of the Comprehensive Environmental Response Compensation and Liability Act (CERCLA), as well as petroleum products, the standard practice for the Transaction Screen Process has become a useful tool in order for a client to qualify for the innocent landowner defense.

All GCI environmental inspectors have attended the ASTM training for environmental professionals, as well training courses in asbestos sampling. Our staff members are also trained in a variety of other environmental concerns, such as lead-based paint screening, radon screening, lead content of potable water, etc.

Our staff of hydrogeologists, geologists, soil scientists and environmental technicians provides an array of experience to handle projects on various levels.

Since 1992, GCI has conducted approximately 5,500 environmental assessments. By providing a staff in three (3) states, we are able to service a large volume of accounts, and are therefore, involved approximately forty (40) real estate transactions per month.
