PHASE I ENVIRONMENTAL SITE ASSESSMENT AND TRANSACTION SCREEN PROCESS |

The Transaction Screen Process has developed into a valuable type of inspection to our clients, as a more cost effective relation to assessing properties for "low-cap loans" under $ 500,000.00. In order to address the range of possible contaminants existing on a property, which are within the scope of the Comprehensive Environmental Response Compensation and Liability Act (CERCLA), as well as petroleum products, the standard practice for the Transaction Screen Process has become a useful tool in order for a client to qualify for the innocent landowner defense. All GCI environmental inspectors have attended the ASTM training for environmental professionals, as well training courses in asbestos sampling. Our staff members are also trained in a variety of other environmental concerns, such as lead-based paint screening, radon screening, lead content of potable water, etc. Our staff of hydrogeologists, geologists,
soil scientists and environmental technicians provides an array of experience
